MPC approves Vanier East subdivision
Red Deer’s municipal planning commission has approved the subdivision of 17.3 acres in the Lancaster/Vanier East subdivision to create 107 residential lots.
Phase 4B of the Melcor Developments Ltd. project will result in the addition of 41 low-density R1 lots and 66 narrow R1N lots. R1 lots must have at least 12 metres of frontage, and R1N lots no less than 10.5 metres.
Coun. Cindy Jefferies noted that the area is adjacent to the future 20th Avenue Expressway, and suggested that lot buyers should be made aware of this.
City planner Jordan Furness said the location of 20th Avenue is apparent to anyone looking at the neighbourhood area structure plan.
Coun. Buck Buchanan wondered about the use of the name Village Crescent in the new neighbourhood, and the potential for confusion with respect to Village Mall in north Red Deer. Furness said the name, and others in the subdivision, have been circulated through the city’s Emergency Services Department. No concerns were identified, he said.
The Lancaster/Vanier East neighbourhood is located south of Lancaster and east of Vanier Woods.
