T&C investments hoping to capitalize on Hwy 22 and 27 traffic

Forty-five minutes in the Sundre Tim Hortons was enough to convince Travis Cadman of the potential of the adjacent commercial property.

“There are over 10,000 cars a day that go through that intersection,” said Cadman, referring to the corner of Hwys 22 and 27, where the coffee shop is located.

T&C Investments Ltd., of which Cadman is a director, sold that lot to Tim Hortons.

But the Olds-based development company still owns the next two lots, and is preparing to build a 7,100-square-foot commercial centre on one of them.

Cadman said he’s close to striking a deal for a convenience store and gas bar to occupy part of that centre, and is talking to potential liquor store operators about leasing another bay.

The final 2,100 square feet could end up being used for anything from a food service business to office space, he said, adding that there should be plenty of interest once the gas bar and liquor store are confirmed.

“I just know once I get those in place I’m going to get a pretty strong tenant that’s going to want to capitalize on the traffic that’s being generated to the location because of these uses in the area.”

The fact that Tim Hortons, which opened in Sundre last fall, was prepared to commit to a town with 2,700 people speaks volumes about the Hwy 27 corridor.

Cadman said it’s used by recreational enthusiasts heading to the West Country, as well as employees and customers of the growing industrial and commercial operations in the region.

“You’re seeing people who are actually commuting from as far away as Calgary to work.”

Jonathan Allan, Sundre’s economic development officer, agreed that the Hwy 27 corridor packs a big economic punch.

“We kind of operate like a town of 10,000 with all the traffic that comes through here.”

Allan said there’s been a lot of interest in the area from other developers, including one who wants to create a light industrial park nearby.

Allan believes Sundre has a lot going for it.

In addition to being on the natural passageway to the wilderness for many people from Calgary and elsewhere, the town has its own natural beauty, as well as amenities like a performing arts centre and an indoor pool.

T&C Investments’ building should be under construction by September and available for tenants by next March, said Cadman.
