Work wrapping up on strip mall

The former site of Red Deer County’s headquarters sat vacant for seven years — including five after the building there was demolished.

Now, in less than a year, it’s gone from blueprints to a nearly completed building.

Work on the exterior of 32nd Street Crossing is wrapping up, with tenants currently performing leasehold improvements inside, said Brett Salomons, an associate with leasing agent Ralph Salomons Commercial Inc. He anticipates that some will be open this fall.

Already confirmed for the 4758 32nd St. building is a family medical clinic, which is scheduled to open next year with up to eight doctors. These will include Dr. Peter Bouch and other physicians from The Parsons Clinic, which is slated to close next June.

The medical clinic will occupy the approximately 4,800 square feet on 32nd Street Crossing’s second floor, and 1,200 more on the ground floor.

A dental clinic operating as Cornerstone Dental Care will lease about 2,600 square feet, as will a yoga studio named The Breathing Room. Also committed to the building is a pharmacy, the specifics of which have not been released.

“We keep getting calls,” said Salomons. “I’m hoping to have it all leased by the end of the year.

“We’ve got offers on four (other) bays right now, but they’re not accepted yet.”

Consisting of nearly 26,000 square feet, 32nd Street Crossing is being developed by Fran Ding, with Shunda Consulting and Construction Management Ltd. the general contractor.

The hockey-stick-shaped structure faces 49th Avenue and is bordered by 32nd Street to the south and 33rd Street to the north.

Red Deer County operated at the site until 2003.
