Add Value to Your Home with a Deck

It’s that time of year again!

As we experience warmer days, our thoughts turn to BBQ’s, sunshine, and outdoor living. Finally, winter is in the rear-view mirror (right? It has to be?!).

If you own a home in Red Deer and are looking for a way to add value to it, consider building a deck, or upgrading an old one.

Decks are an excellent addition to any property and can increase the overall value and comfort of your home.

What size deck should you build? Obviously, bigger is better, but the main things to consider are the size of your yard, and the size of your budget.

As lumber prices fluctuate and costs increase, a larger deck won’t necessarily equate to a higher return on investment, so be sure to factor in all the costs before you start building.

If your property allows for it, a deck in the range of 200 to 400 square feet will provide ample room for entertaining. You will need a permit from the city of Red Deer for decks over 24 inches high. Be sure to check all the guidelines on the city’s website.

Closely related to the size of your deck is your budget. In construction, the old saying “you get what you pay for” is very true.

A cheaply built deck (smaller dimensional lumber, skimping on material and fasteners) will result in a deck that won’t last very long and will be prone to shifting and sagging. However, a strong, well-designed deck will provide years of use saving you time and money. Consider using screw piles instead of concrete pilings for even more strength.

What type of deck boards should be installed? The two most common types are: composite and pressure treated. Both have their own set of benefits and drawbacks that you should take into consideration before deciding.

Composite decking is made from recycled materials, usually plastic and wood fibers. This type of decking is very low-maintenance, durable, and easy to clean. It holds up well to an Alberta climate. Composite deck boards come in a variety of colors and styles that can match any home. However, composite deck boards are very expensive, and some brands are prone to fading in the sun.

Pressure-treated deck boards are the most common of the two. Pressure-treated lumber is infused with chemicals to extend its life and prevent rot, mold, and insect damage. Expect to get 10 years and up to 40 years with regular staining and sealing. This type of lumber is more affordable than composite decking but requires more maintenance.
