A local development company has begun work on an office building in Sylvan Lake’s Beju Industrial Park.

A local development company has begun work on an office building in Sylvan Lake’s Beju Industrial Park.

KRK Holdings is constructing the two-storey, 16,000-square-foot building just north of the Canadian Tire Store. Ken Wittke, a partner in KRK Holdings Ltd., said the foundation is already in place but framing may not occur until the spring.

“We’re just trying to keep everybody’s’ cost down,” he explained.

Wittke, whose partners are Richard Dyck and Ken Scheffelmaier, said the building should be ready for occupants by mid-summer.

As many as eight units could be developed on the main floor and four on the second floor, with these to be condominiumized to allow for individual ownership.

However, tenants would be considered.

“Our objective really is to fill the building, whether we sell it all or lease it all.”

Wittke thinks there is a need for office space in Sylvan Lake. And with development in Beju Industrial Park expected to increase in the future, that location has good potential, he added.

“Our primary objective is for doctors, lawyers — professional types of people. We’ve had a number of inquiries already on that side.”

Wittke said the building could be developed to accommodate individual space needs ranging from 1,000 to nearly 8,000 square feet.
