Sylvan condo project gets underway

SYLVAN LAKE — The transformation of Four Seasons Estates into Four Seasons Harbour is well underway.

Underground services are being installed at the site of the former Sylvan Lake mobile home park, with work on the first of seven townhouse buildings expected to begin this week, said Garth Dushanek, president of Asset Builders Corp.

Seven two-storey buildings are ultimately expected to go onto the three-acre lot at 4305 49th Ave..

Each building is to contain seven, three-bedroom units.

Dushanek said the first unit could be ready for occupancy by the end of October, with the timelines for the entire project to depend on demand.

“I don’t expect to do it in one year,” he said.

Unit prices start at just under $230,000, which includes appliances, sod, fences and other extras. Dushanek is optimistic that interest in the townhouse project will be high.

“I think the timing is the best it’s been in a while.”

Four Seasons Estates mobile home park, which was owned by Dushanek’s company Dualta Investments Ltd., ceased operations in 2008.

Two years ago, the site was rezoned for high-density residential development.

At that time, concerns were raised about traffic, parking and the loss of affordable housing.

In addition to on-street parking, there will be a gravel pad at the rear of each unit in Four Seasons Harbour that will be big enough for two vehicles.

The project has not been condominiumized, so each owner will have title to their unit and the connected front and back yards.
