Public meeting scheduled over new east-end neighbourhood

A public meeting has been scheduled about a new east-end Red Deer neighbourhood set to have a public middle school, three parks and more than 500 single family homes.

City of Red Deer officials and developers will unveil the draft Timber Ridge Neighbourhood Area Structure Plan at Thursday’s public open house from 4 to 8 p.m. at Balmoral Bible Chapel at the intersection of 55th Street (Hwy 11) and Rutherford Drive.

The Timber Ridge plan covers the quarter section of land located east of the Timberstone Park neighbourhood and north of 55th Street (Hwy 11), just north of the existing Rosedale neighbourhood. The plan is important because it refers to land uses and development objectives for the 158 acres.

The total developable area would run nearly 142 acres and of that, 83 acres would be used for housing.

Once fully developed, Timber Ridge would have 985 dwelling units — 504 for single family, 42 for semi-detached, 236 for narrow lot homes, and 203 for multi-family.

Plans are to locate multi-family housing at the intersection of two collector roads, next to both the school site and commercial site.

Timber Ridge would also have three active recreation areas — at the school site, and community parks in the southwest and southeast.

The park in the southeast may include a playground and outdoor gym.

The district centre commercial area would be found in the southern portion of the plan. It would be between 10 to 15 acres. Plans are to develop this area only when there’s market demand.

The City of Red Deer proposes to construct a new expressway along the eastern boundary of Timber Ridge. This road, 20th Avenue, will function as part of a ring road around the east side.

It will require a concurrent amendment to the East Hill Major Area Structure Plan.

Subject to public feedback, the Timber Ridge NASP and amended East Hill plan will be reviewed by the Municipal Planning Commission. The commission will then make recommendations to council.
