A pair of residential subdivisions near Sylvan Lake have begun the approval process at Red Deer County.

Sanbar Estates, which is a mix of residential and commercial development, on 124 acres just east of the Summer Village of Jarvis Bay, will be the subject of a public hearing on April 10 at Red Deer County Centre.

County council approved first reading on Tuesday of an area structure plan for the project, which would see residential and commercial areas developed around a central park with a pair of ponds.

The project would be developed in four phases. Communal water and sewer systems will serve homes and businesses.

The area structure plan must be approved by council before the site can be rezoned and subdivided.

Also going to a public hearing on April 10 after council approved first reading of an area structure plan is a 34-lot country residential subdivision proposed for a 147-acre site about one km southeast of Sylvan Lake.

The proposal is scaled back from a similar project featuring 51 homes that was proposed several years ago. An area structure plan was approved then, but further progress was put on hold until an intermunicipal development plan between the Town of Sylvan Lake and the county was approved, which happened earlier this year.
